The answer is close to and or with easy access to Calgary’s largest employment centers.

Another logical choice is the industrial areas of Calgary that cover a lot of real estate in SE Calgary and NE Calgary.
In my opinion anywhere close to the industrial areas of Calgary are the best place to buy a rental property.
Many people buy a rental property with the idea that the property itself is the asset. However, they quickly realize that their tenants are paying the mortgage, taxes and insurance, not the property.
Once the realization sets in that the Tenants are the true asset and not the property. It begins to make sense that when thinking about rental properties you should find where the renters earn their rent money. Then you start looking for properties for sale in proximity to these employment centers.
As you can see from the map Calgary has made it very easy to find the industrial areas and to identify the communities in close proximity to these areas.
Starting in the north east of Calgary the best communities to own rental properties are Redstone, Skyview Ranch, Cityscape, Saddle Ridge, Martindale, Castleridge, Whitehorn, Rundle, Marlborough, Forest Heights, Albert Park, Mayland, Vista Heights, Coventry Hills, Harvest Hills, Beddington, Huntington Hills, Thorncliffe and Winston Heights.
All these communities have properties that would make great rentals. You have a large selection of newer and older homes, condos and townhomes. My preference is single family homes with detached garages. I have found that this type of property attracts better tenants that take better care of the home.
Foothills Industrial Park in the south of Calgary has a lot of great neighbouring communities. New and older homes, condos and townhomes. Copperfield, New Brighton, McKenzie Towne, Douglasdale, Riverbend, Maple Ridge, Willow Park, Acadia, Fairview and Lake Bonavista are all good choices for rental properties.
The best place to own rental properties is close to where people work.
